If a repair will do, we say so plainly and price the repair instead. We would rather sell you a small job now and the big one in a few years than talk you into something today that your roof doesn't need yet.

The Repairs We Inherit on Salamonia Roofs

A fair share of what we find on a roof was put there by whoever came before us, and it usually tells a clear story. The most common inheritance is a second layer of shingles laid straight over the original. It buys a season or two, cracks in the first hard cold, and by the time it lets go the wood underneath has usually taken on water. Metal, lapped in the right order and fastened where running water can't reach the fastener, is what belongs in every one of those places.

Inside the attic the same pattern repeats. Bath fans blowing into the insulation instead of out through the roof or a wall, a ridge slot cut too narrow to move any air, or no slot cut at all beneath a vent that looks perfectly fine from the ground. We photograph every bit of it before we touch anything, partly so you can see what you have been paying to keep dry and partly so there's no argument later about what was already there when we arrived.

No roofer can see under your shingles before the tear-off, so an honest estimate handles the unknowns openly instead of pretending they don't exist. That's what an allowance is. Both get handled the same way: a written price, photographs, your approval, and only then the work.

What separates a real allowance from a loose one is the process wrapped around it. Work should stop. You should get pictures of the specific area with enough context to know where on your house you are looking.

You should get a price in writing before anything happens, and you should have the option of saying no or of choosing a different approach. If a contractor cannot describe that sequence to you before you sign, the allowance in their estimate isn't there to protect you. It's there to protect their number, and you will discover the difference on the one morning you have the least room to do anything about it.

Ask Who Is Actually on Your Salamonia Roof

If you only get one question, make it this one. Roofing is labor before it's anything else, and the difference between a roof that lasts its full life and one that leaks in the third year almost always comes down to the hands that installed it rather than the bundle it came out of. Good companies solve this easily and will tell you exactly how. Ones that haven't thought about it will get uncomfortable, which is itself an answer.

While you're at it, ask about insurance in the plain sense. Does the company carry liability coverage and workers coverage for everyone who will be on your property, and can they have the carrier send you a certificate directly instead of a copy out of their own files. If somebody gets hurt on your roof and the answer to that question was no, the problem becomes yours, and it is a very unpleasant way to learn about the way your contractor runs a business.

Roofing work is not spread evenly through the year, and knowing the rhythm can save you a fair amount of waiting. The quiet stretch is the deep part of winter, when the phone is mostly repairs and emergency calls. That's the ideal time to have an inspection done and a scope written for work you intend to have done later, because nobody is rushed and you can take your time with the decision.

Things tighten in a hurry once spring weather arrives. If a hail event comes through the area, every company within driving distance fills their calendar within days, and out of town crews show up to soak up the overflow.

Homeowners who wait until then to start getting bids end up choosing from whoever has an opening instead of from whoever they wanted. If your roof is already on borrowed time in the fall, getting the paperwork settled over the winter puts you near the front of the line once spring arrives.

Summer runs steady and predictable, which is why it's the easiest season to schedule with confidence. Days are long enough that most houses go up and get dried in the same day, and the weather cooperates often enough that reschedules are rare. The tradeoff is that everyone else has figured this out too, so lead times in the middle of the season are usually the longest of the year.

Autumn is a scramble. Everybody who has been putting it off wants their roof done before winter, and the daylight is shrinking while the list is growing. We keep installing as long as conditions allow, and there is nothing wrong with a cold weather install done properly, but the window narrows and the flexibility disappears.

If you know you need a roof, the cheapest thing you can do is decide early. Nothing about the work itself costs more in a hurry, but the waiting does. A scope written in the quiet part of the year also holds its shape better than one put together in a parking lot the week after a hailstorm.
